Skim coat is meant for sealed concrete slabs.they often don't like to have moisture coming through them (they can flake and crumble). There is a theme going on here! If you are in a rush, you may have to give up on a "finished concrete" floor because concrete doesn't like curing in winter time (too cold to get it to dry "on time"). The same with "off the shelf" epoxy (which rarely works because you need a very dry slab for it to work). And most garage slabs don't have a vapour barrier.you see where things are going wrong? If you paint today, it may bubble and peel tomorrow or in 3 weeks from now. All "fixed" finishes (like paint, epoxy, concrete, acid stain, etc) need a certain level of "dry".in other words they normally like a vapour barrier. ![]() Painting garage concrete without knowing if you have a vapour barrier is a game of Russian Roulette. Without moisture testing (you MUST do this if you have finished concrete/stain/acid etching/epoxy) you won't know what you are up against. She doesn't want to do something though that won't hold up or will have to be redone in the future. As you can imagine recovering from the flooding has been very difficult and she just wants to finish and get back in her home. Does anyone have any wisdom or advice for what she should do? Should she repaint with the enamel? I would appreciate any advice anyone could give to help her. She's still living out of her garage and is struggling with what to do now. They said there was no water based sealer that she could put over the floors she painted (based on their original recommendation). They said she would have to scuff up the paint she has already applied and start over. When she went back to Sherwin Williams to get something to topcoat and give a gloss finish, the next person told her she should have gone with enamel and sold her ProIndustrial Urethane Alkyd enamel. That paint isn't glossy and she wanted to seal the floors to have a glossy finish. A Sherwin Williams guy sold her Armorseal Tread-plex Acrylic Water Based Coating. ![]() To save money, she wanted to paint her concrete floors instead of going back with tile, carpet, etc. She had no flood insurance and has had a tight budget to fix the damage from the flood. My friend's house flooded in the August 2016 Louisiana flood.
